Some of our competitors have been known to lock their clients into a long term, 12 month contract. This raises the question – If you provide excellent service, strive to always keep your customer happy, and continually do a great job as well as the right thing – why would you need to lock someone in?
Thorough Screening - Our screening simply put is outstanding. It includes, but is not limited to: credit analysis, criminal background checks, employment verification, bankruptcy & eviction search, sex offender data base search, terrorist search, rental history checks, terrorist watch list, an asset verification if applicable, and an in office interview if possible.

We have found that most of our competition will take the first person to walk in the door with a check. At Synergy, we have coupled our extensive experience with our firm guidelines to yield an excellent rental experience for both the renter and owner.

The bottom line is that we treat our owner's properties like they are our own. If we wouldn't rent our own property to a tenant, what would that say about our character if we were willing rent a client's property to that same tenant?

Aggressive Marketing - Our unmatched aggressive property marketing is perhaps our most significant advantage. We advertise seven days per week in the Naples Daily News; we are in the Ft. Myers News Press Bonita Banner, and also the Marco Island Eagle and Collier Citizen if applicable. Furthermore, we spend over 40 hours per month updating our internet advertising which includes over 15 major sites. In addition, as you can see, our home page is ranked #1 in all of the search engines. This, in conjunction with our massive portfolio of properties gives us a significant advantage over competitors. Also, all of our owners receive market updates weekly until their homes are rented.
It is our contention that this is perhaps one of the most essential and yet, poorly handled components of property management. Most, if not all, of our competitors are seriously deficient in this vital responsibility. Most of our competition waits for a renter to contact them or walk in their front door – they are more concerned with selling real estate. In reality, many companies that sell real estate as their primary job actually hope they don't rent the property so the owner will grow frustrated and put the property on the market for sale; we find this deplorable, but it is unfortunately too common.
For the companies that actually do market your property, most only advertise one day a week, to save them money. In addition, they likely include your add jumbled together with multiple other properties, again to save them, not you money. This has always been and still is a recipe for failure. Furthermore, most companies put their office number in the ads, the problem with this is – nobody answers the phone during lunch, before 9AM, and after 5PM – if you're a working renter when would you likely call?
At Synergy, each manager has dedicated line that they use in our personalized ads that run 3 days per week – not 1 day per week! In addition, all of our managers work 7 days a week all hours of the day. Having the ability to show a property when the tenant wants to see it, and not 2 days later! In fact, the great majority of our leases are facilitated at night and on the weekends. This is the key to our rapid leasing performance and our greatest edge over our competition. The bottom line is that we are averaging 2-6 weeks to lease a property and our competition is averaging 2-4 months and sometimes even worse.

Property Inspections -We inspect the home before the tenant takes occupancy, when they vacate, and we have a handyman perform inspections quarterly. A copy of the inspection report is e-mailed to both you and your manager (a sample can be found in our clients tab).
Our handyman not only checks the unit for damage, he or she also changes the air filter and puts an Algaecide tablet in the air conditioner drain pan.
It would not seem that this is an additional area of concern. However, many of our competitors do not actually visit the property after they lease the home. Additionally, we have also found that many clients fail to do a proper move-in and move-out inspection. These business practices lend itself to less success in security deposit claims and generally lead to increased maintenance expenses.

Lease Agreements- We have a business relationship with the leading Landlord/Tenant dispute attorney in the State of Florida; all of our lease agreements are custom, attorney prepared leases by his office.
These leases help protect our clients from frivolous lawsuits, help insure more favorable collection judgments. Also, should you need to evict a tenant; our clients receive reduced attorneys fees due to our business relationship with his office.
Many other management firms utilize "boilerplate" or dated leases that do not truly reflect the issues and changing statutes affecting our business. This relationship we have forged, ensures a suitable degree of legal protection.
- Repair Costs -
Should you need repairs our vendor relationships typically provide our owners with a 20% - 25% repair cost savings. We are able to achieve these discounts due to the volume business we do with vendors.
We are proud to report that very few, if any, of our competitors have the same rigorous standard that we expect of our staff. In many cases, their property managers were dedicated to selling Real Estate the week before, and a month or so before that may have been in a completely unrelated line of work. In many instances, the owner(s) of competing companies are the only managers who have really had notable experience in the industry. This is a sad fact that is all too common at property management companies in our market. We can honestly report that at Synergy Real Estate, all of our managers independently have the education, experience, and professionalism that is imperative in managing loan portfolios that could exceed 30,000,000.

Lastly, we have the absolute lowest rates; our management fee structure is simply put, untouchable.
We charge a leasing commission equal to 84% of the first month's rent for an annual lease (7% of the gross lease). Almost every other company charges the entire first month! Additionally, our management fees are only 10%.
Most of our competition falls within the 15%-18% range, with none below 10%. Furthermore, we do not charge minimum fees if a property is vacant and will not ever charge renewal commissions!
