It includes, but is not limited to: credit analysis, criminal background checks, employment verification, bankruptcy & eviction search, sex offender data base search, terrorist search, rental history checks, terrorist watch list, an asset verification if applicable, and an in office interview if possible.

    Consequently, we are proud to report that we have a quality, highly selective tenant base which translates into below-average collection losses. The bottom line is that we treat our owner's properties like they are our own. If we wouldn't rent our own property to a tenant, what would that say about our character if we were willing rent a client's property to that same tenant?

  3. Aggressive Marketing - Our unmatched aggressive property marketing is perhaps our most significant advantage. We advertise seven days per week in the Naples Daily News; we are in the Ft. Myers News Press Bonita Banner, and also the Marco Island Eagle and Collier Citizen if applicable. Furthermore, we spend over 40 hours per month updating our internet advertising which includes over 15 major sites. In addition, as you can see, our home page is ranked #1 in all of the search engines. This, in conjunction with our massive portfolio of properties gives us a significant advantage over competitors. Also, all of our owners receive market updates weekly until their homes are rented.

  4. Property Inspections -We inspect the home before the tenant takes occupancy, when they vacate, and we have a handyman perform inspections quarterly. A copy of the inspection report is e-mailed to both you and your manager (a sample can be found in our clients tab). Our handyman not only checks the unit for damage, he or she also changes the air filter and puts an Algaecide tablet in the air conditioner drain pan.

  5. Highly Qualified Management Team - We are proud to report that every manager at Synergy must meet the following requirements:
    - Possess a minimum of a Bachelor's Degree in business administration with a GPA of 3.0 or higher
    -Successfully perform a minimum of two years of post graduate property management experience with distinction
    -Successfully complete a 63 hour pre licensing course which covers topics approved by the Florida Real Estate Commission
    -Pass the Florida Real Estate Licensing Examination
    -Commitment to 7 day per week 8 -8 work week

  6. Lease Agreements- We have a business relationship with the leading Landlord/Tenant dispute attorney in the State of Florida; all of our lease agreements are custom, attorney prepared leases by his office.

    These leases help protect our clients from frivolous lawsuits, help insure more favorable collection judgments. Also, should you need to evict a tenant; our clients receive reduced attorneys fees due to our business relationship with his office.

  7. Repair Costs - Should you need repairs our vendor relationships typically provide our owners with a 20% - 25% repair cost savings. We are able to achieve these discounts due to the volume business we do with vendors.

  8. Lastly, we have the absolute lowest rates; our management fee structure is simply put, untouchable.

    We charge a leasing commission equal to 84% of the first month's rent for an annual lease (7% of the gross lease). Almost every other company charges the entire first month! Additionally, our management fees are only 10%.
